The brief
A custom family home built to last — the definition of a Forever Home, and the reason we use the term rather than “new build”. Not a house designed to be sold in seven years, but one resolved around how a particular family actually lives, on a block that is theirs for good.
The build
Marion was delivered the way every Zanetto home is delivered: open-book. The owners saw two quotes from each trade, every line of the estimate, and the margin we target and publish. On a custom home that transparency is not a courtesy — it is the mechanism that keeps a budget intact, because there is nowhere for a cost to hide until it is too late to change course.
Before design went far, the project was costed through the 48-hour feasibility: a figure within 10% of the real build cost, across roughly ninety separate categories. That sequencing — real numbers attached to the design while the design can still move — is the single most reliable protection against the budget blowouts that derail custom projects.
The same team that priced it built it. No estimating department handing a number to a site crew who had never seen the drawings.
