Commercial Builders in Tasmania

Commercial construction across Tasmania — quality, communication and long-term performance from concept to completion.

Zanetto Builders delivers architecturally-driven small-to-medium commercial builds across Tasmania — applying the same early planning, open-book pricing and site discipline as our Forever Homes. From medical fit-outs to purpose-built facilities, we bring award-winning residential craftsmanship to commercial work.

We deliver commercial construction projects across Tasmania with a focus on quality, communication, and long-term performance.

From offices and hospitality venues through to education, community, retail, and specialist commercial facilities, our approach prioritises clear communication, early risk resolution, and efficient project delivery from concept through to completion.

Our Approach for Commercial Construction

Commercial Construction Without Surprises

Early planning reduces risk. The biggest risks on a commercial project are usually decisions made too late. Early planning helps identify programme risks, procurement challenges, and design issues before they become costly construction problems.

Communication drives better outcomes. Commercial projects involve multiple stakeholders and consultants. Clear communication, documented decisions, and structured project management keep teams aligned and projects moving efficiently.

Quality comes from process. Quality commercial construction is achieved through strong systems, trade coordination, inspections, and consistent oversight. Reliable outcomes come from disciplined processes, not good intentions.

Why Zanetto Builders

Zanetto Builders delivers commercial construction projects with a focus on quality, communication, and practical project delivery.

Our approach combines detailed planning, transparent cost management, and structured project management to reduce complexity and keep projects on track. We work collaboratively with clients, consultants, and stakeholders throughout the project, managing risk early and maintaining quality through every stage of construction.

The product we deliver is unwavering, as it should be. The experience we offer is our difference.

— Kyle Zanetto, Director

What does early contractor involvement save on a commercial project?

Usually the programme, and often the budget. The most expensive problems on a commercial build are the ones discovered on site — a detail that can’t be built as drawn, a procurement lead time nobody flagged, a compliance requirement found at fit-out. Bring the builder in during design and those problems get solved on paper, where fixing them costs a meeting instead of a variation.

That’s how we run commercial work: early involvement on buildability, sequencing and procurement, then pricing against real scope with the same open-book method we use on homes — transparent estimating, two quotes from every subcontract trade, and a tender you can read line by line. The method is published on our pricing page and explained in full in The Perfect Estimate. Our process doesn’t change because the building has a reception desk.

Why hire a Forever Home builder for commercial work?

Because discipline travels. We built our reputation on Forever Homes — residential work judged across 26 state and national awards on the quality of what was actually built — and we bring the same site management, trade coordination and finish standard to commercial projects. Margate Medical, a purpose-built medical project in Margate, shows what that looks like in practice: see it in our commercial portfolio.

Commercial buildings get used harder than homes. Doors cycle thousands of times, wet areas run all day, and surfaces take a workforce rather than a family. The craftsmanship that makes a home last for decades isn’t a luxury on a commercial job — it’s what keeps the maintenance bills down after handover.

Where do you build, and who’s behind it?

Zanetto Builders holds builder licence CC7565 and is a member of Master Builders Tasmania and HIA. We work from three offices — Launceston headquarters at St Leonards, Hobart at Cambridge, and St Helens at Akaroa — so a commercial project almost anywhere in Tasmania is within reach of a local office and a team that knows the council, the trades and the weather.

If you have a commercial project in planning, the earlier we talk, the more options you keep open. Scope, compliance, programme and cost are all easier to shape before the documentation hardens — and a builder’s eyes on the drawings now is the cheapest risk management the project will ever buy.

What types of commercial projects do you build?+

We work across offices, hospitality venues, retail spaces, education facilities, community buildings, and specialist commercial developments throughout Tasmania.

How much does commercial construction cost?+

Costs vary depending on the scope, complexity, site conditions, programme requirements, and level of finish. We provide transparent estimating based on the actual project scope.

How long does a commercial construction project take?+

Timeframes vary depending on project complexity, approvals, procurement, and construction requirements. Smaller projects may take months, while larger developments can take considerably longer.

Can you manage both design and construction?+

Yes. We can coordinate the entire design and construction process or work alongside an architect-led consultant team.

Do you work with architects and consultants?+

Absolutely. Commercial construction relies on strong consultant coordination, and we regularly work alongside architects, engineers, certifiers, and specialist consultants.

What contract types do you offer?+

We offer both Fixed Price and Cost-Plus (open-book) contracts depending on the project requirements and level of scope certainty.

Can you work on occupied commercial sites?+

Yes. Occupied-site construction requires additional planning around safety, access, noise, and staging, which we incorporate into the project programme.

How do you manage workplace safety?+

Through structured safety management systems, regular inspections, subcontractor compliance processes, and site-specific safety planning.

How do commercial projects differ from residential construction?+

Commercial projects typically involve more complex compliance requirements, consultant coordination, stakeholder management, and programme pressures than residential construction.

What approvals are required for commercial construction?+

Approval requirements vary by project but may include planning approvals, building permits, fire engineering requirements, accessibility compliance, and other specialist approvals.

How do you manage project budgets?+

Through transparent estimating, open-book reporting, written variation management, and ongoing budget tracking throughout the project.

Why choose Zanetto Builders as your commercial builder?+

Because successful commercial projects rely on communication, planning, transparency, and quality control — the same principles our business is built on.
