What does a design and construct builder actually do?

A design and construct builder gives you one contract for the whole job — design and build under a single roof, one team accountable from the first sketch to the handover keys. You’re not managing a builder and a designer separately, hoping the two sets of decisions line up. On a design & construct path, they’re the same decision, made once.

The difference matters most where it’s easiest to hide: cost. When you build to an external architect’s finished plans, the design is resolved before a builder ever prices it — so buildability and budget are discovered at tender, when changing anything is expensive. Our design and build path resolves them together. Every design move is checked for how it’s built and what it costs as it’s drawn, not after. That’s what Early Contractor Involvement means in practice: the person who has to build the detail is in the room while it’s still a line on a screen.

Why does one contract change the cost conversation?

Because there’s no gap for the budget to fall through. Our in-house design and interiors studio works alongside the estimating engine that produces our 48-hour feasibility — a figure within 10% of your real build cost before you commit to full design. As the home develops, so does the number, openly. Every home is delivered open-book: two quotes from each trade, every line of labour, material, subcontractor and margin visible to you, with a net profit we target at 10% and publish. The studio also carries performance through — orientation, glazing, airtightness and energy-efficient detailing designed in from the start, not bolted on when the plans are already fixed. It’s the same discipline behind our Passive House builds.
