Port Sorell, Shearwater and Hawley sit on a sheltered estuary east of Devonport — one of the north-west’s most popular coastal pockets, and a genuine mix of permanent homes and retreats.

Estuary exposure is gentler, but still coastal. The sheltered water means less wind loading than the open Bass Strait coast, but salt is still present and material selection still has to account for it. Fixings and flashings are where it shows first.

Sandy coastal soils drive footings. Ground conditions around the estuary vary considerably over short distances, and footing design follows the geotechnical report rather than the neighbouring block. It is one of the more common sources of cost surprise on this coast — which is why it goes into the 48-hour feasibility up front.
