What’s the process for building a new home?

Every new home follows the same Forever Home Process: questionnaire, initial consultation, a Qualifying Budget Estimate before you commit to design, then documentation, an open-book tender and construction. Two quotes from every subcontract trade. Every cost line visible. A target net profit of 10% that we publish.

The order matters. Most new-home stress comes from deciding things too late, or discovering costs too late. Our process front-loads the decisions and the numbers, so construction is the calm part.

How long does it take to build a new home?+

From engagement to handover, a custom new home typically takes between 18 and 30 months — most projects spend 6 to 12 months in design, documentation, and approvals, and 12 to 18 months in construction. The exact timeline depends on the complexity of the design, site conditions, approvals, and level of detailing. We're happy to walk through realistic timelines for your specific project early in the process.

Do I need an architect before speaking to a builder?+

No. We generally prefer to be involved early, ideally before drawings are finalised. Early builder involvement adds constructability insight, sequencing knowledge, and cost awareness while decisions are still flexible. If you already have plans, we can review them and provide feedback before construction begins.

Can you help with both design and construction?+

Yes. We work both alongside external architects and designers, and on design-and-construct projects where we coordinate the design process directly. The right structure depends on the project, the brief, and the team involved — we'll recommend the approach that best suits the project itself.

How involved will I be during the build?+

As involved as you'd like to be, within a structured process. We run weekly site meetings, provide documented progress updates, and maintain a clear decision schedule throughout construction. Some clients prefer frequent involvement on site; others engage primarily at key milestones. Both work — what matters is that communication remains clear and consistent.

What happens if something goes wrong during construction?+

Issues can arise on any project; what matters is how they're handled. Our approach is honest communication, fast resolution, and documented action.
