Do you need a registered architect to build a custom home in Tasmania?
Not always — but you do need the design properly resolved before you build, and you need to know what it costs before you document it. We’re builders, not registered architects, and we’re upfront about that. We work two ways: building from your architect’s documentation, or designing with you through our in-house design and interiors studio, where architecture, interiors and buildability are resolved together from the first sketch. Why should the builder be in the room during design?
Because cost certainty has to arrive before documentation, not after it. The classic failure in residential architecture is a design that’s loved, drawn in full, sent to tender — and found to be well over budget, with the design fees already spent.
We run builder-led feasibility during design instead. Our 48-hour feasibility prices a concept within 10% of its real build cost, so every design decision from that point is made against a real number. How do you work with architects?
As collaborators, not competitors. On Bluebush we worked with Maxa Design — their architecture, our construction and cost discipline — and that’s the model everywhere: the design intent is the brief, and our job is to deliver it as drawn. Reveals, shadow lines, junctions and material transitions are where architecture lives, and they’re exactly where an average build rounds things off. We don’t.
If your documentation is already complete, our build-only service covers exactly that — your designer stays central, we price and build. If the design calls for certified performance, our Passive House builders execute airtightness and thermal detailing the way it was modelled, backed by 13 Certified Passive House Tradesperson qualifications on the team.

House design in Tasmania: designing for the climate first
Whoever draws your home, the design has to answer the Tasmanian climate — and that is a design decision, not a construction one. Orientation, glazing area and placement, shading, and the continuity of the insulation and airtightness layers are all settled long before anyone is on site, and together they decide whether the finished house is comfortable or simply photogenic.
