What separates a luxury home from an expensive one?
Anyone can spend money on a home. Stone benchtops, imported tapware and a big glazing budget are a purchase order, not a luxury home. What separates the two is execution — whether every junction, transition and detail has been resolved to the standard the design demands, and whether it still performs a decade later.
That standard isn’t our opinion. In 2026 our certified Passive House, Bluebush, was named HIA Australian GreenSmart Home of the Year — the highest national honour in the country’s sustainability program. It’s part of 26 state and national building awards, four of them national. When an independent panel judges your work the best in Australia, “luxury” stops being a brochure word.
The proof is on the ground, not in the brochure
The most honest luxury reference we can give you is our director’s own home. Asgard in Launceston — built by Kyle Zanetto for his own family — won a national Master Builders Australia award for Best Use of Australian Made Products. It’s the standard we hold when the client is us, applied to every home we build.
Around it sits a genuine portfolio of high-end work you can walk through on this site: the Picnic Island Luxury Escape, the sculptural Verndene at Sandy Bay, The Twins, and the exacting joinery of Villa Donini. Photographed, named, and real — not renders.
Luxury you can actually budget
The rarest thing in a high-end build isn’t marble. It’s a number that holds. Most of our luxury homes sit between $1.5 million and $4 million, and every one is delivered open-book: two quotes from each trade, every line of labour, material, subcontractor and margin visible to you, with a net profit we target at 10% and publish.
It starts with a 48-hour feasibility — a figure within 10% of your real build cost before you commit to design — and the full method is set out in our guide to the cost to build in Tasmania. Cost certainty is the real luxury; the finishes are the easy part.
Who builds it, and what happens next
Zanetto Builders holds Tasmanian building licence CC7565 and is a member of Master Builders Tasmania and the HIA. We build luxury and custom homes across Tasmania — from Launceston and the North to Hobart and the East Coast — from three offices staffed by people who work in your region.
Every home follows the same Forever Home Process: questionnaire, consultation, and a Qualifying Budget Estimate, then design, open-book tender and construction. If that’s the standard you want your home held to, start your application.
