The brief

The deadline was not a preference. The family had to be out of one house and into this one — a settlement date at one end and a family with nowhere to go at the other.

That reframes the whole project. On most builds the programme is a plan; on this one it was the constraint everything else answered to.

The build

Hitting a hard date is a procurement and sequencing problem long before it is a site problem, and it is won or lost in the months before anyone turns a sod.

Long-lead items get identified and ordered early — windows, cabinetry, anything imported or made to order. Trades are booked far enough ahead that we are not competing for them against every other builder in a small market. Selections are locked to a schedule, because a decision still open in month four becomes a delay in month eight. And float is put where the weather actually threatens: site works, pours and external trades, so a wet fortnight costs the programme nothing it cannot absorb.

What we do not do is buy the date with quality. A deadline is the easiest thing in construction to hit badly — you rush the finishing trades, hand over with a defects list, and the client spends their first six months living in a building site. The point of planning it properly at the front is that the end does not have to be compressed.

That discipline is the same one behind our process on every project. The deadline just made it visible.

Handed over on the date the family needed, without the finish suffering for it.
