What HIA GreenSmart Actually Means for Your Home

GreenSmart is the HIA's national sustainability program, and it judges measured performance rather than marketing. What it verifies, and why it matters in Tasmania.

If you’re planning a home in Tasmania, “sustainable”, “eco” and “energy-efficient” are words you’ll see on almost every builder’s website — including plenty where they mean very little. The HIA GreenSmart program exists to separate the homes that actually perform from the ones that just say so. It judges the finished, measurable result — and that’s exactly why it should matter to you.

Here’s what GreenSmart is, what it checks, and why it’s worth caring about when you’re the one who’ll live in the house and pay the bills.

What is HIA GreenSmart?

GreenSmart is the Housing Industry Association’s national sustainability program, and it has been running for more than 25 years. The HIA is Australia’s peak residential building body, so this isn’t a badge a builder buys or a logo anyone can print. It’s an industry-wide program with national awards judged by an independent panel.

Each year the GreenSmart Awards recognise the homes and developments that genuinely lead the country on sustainability and performance. Our certified Passive House at Blackmans Bay, Bluebush, was named HIA Australian GreenSmart Home of the Year 2026 — the program’s highest honour — along with HIA Australian GreenSmart Custom Built Home 2026, and Fysh Place — two all-electric coastal homes — took HIA Australian GreenSmart Multi Dwelling Development 2026. What does GreenSmart actually judge?

This is the part that matters most, because it’s where GreenSmart differs from marketing. It looks at how a home is designed and built to perform across a set of real, measurable areas:

  • Energy efficiency — how little energy the home needs to stay comfortable, which is the number that shows up on your power bill.
  • Water efficiency — how the home reduces mains water demand, through things like rainwater harvesting.
  • Indoor comfort and air quality — stable temperatures, fresh filtered air, and materials that don’t pollute the indoor environment.
  • Resource use — sensible, durable material choices rather than waste.
  • The building science that ties it together — the detailing that makes all of the above actually work as a system, not a list of features.

In other words, GreenSmart judges the home under the skin — not the render, not the brochure. That’s the whole point. Being named GreenSmart Home of the Year means a national panel looked at the real, verified performance of the building and rated it the best in the country for the year.

Why “sustainable” and “eco” aren’t the same as verified

Here’s the honest problem in home building: nobody polices the word “eco”. A builder can call a home sustainable because it has a couple of solar panels and some extra ceiling insulation, and there’s nothing to stop them. The gap between what’s claimed and what’s delivered can be enormous, and you don’t find out until you’re living with cold rooms and high bills.

Measured performance is different. When we build a genuine eco home or energy-efficient home, the claims are backed by numbers — airtightness tested with a blower door, heating demand calculated and verified, air quality designed for. Bluebush was independently certified with airtightness of 0.5 air changes per hour at 50 pascals and a heating demand of just 10 kWh/m²·yr. Those aren’t adjectives; they’re results you can hold a builder to. GreenSmart recognition sits on top of that verified performance, which is what makes it meaningful rather than decorative.

Why this matters to you as a homeowner

You’re not buying an award. You’re buying the thing the award measures — and in this climate, that translates into three things you’ll notice every day.

Lower bills. Heating is the biggest line on most Tasmanian power bills. A high-performance home needs far less of it — a certified Passivhaus uses roughly 80–90% less heating energy than a typical build. Lower demand, paired with solar and all-electric systems, is what turns a comfortable home into a cheap one to run. A healthier home. The same features that save energy — an airtight, well-insulated envelope with controlled fresh-air ventilation — are what keep a home dry, mould-free and full of clean, filtered air. That’s the core idea behind a healthy home, and it’s not a luxury in a cool, damp climate; it’s the difference between a house that makes winter miserable and one that doesn’t.

Comfort that doesn’t fluctuate. A home built to this standard holds a steady temperature across every room, all day, without the heater fighting a losing battle. Warm surfaces, no draughts, no condensation on the windows.

How to use GreenSmart when choosing a builder

Awards are a shortcut for something harder to check yourself: whether a builder’s “sustainable” actually holds up. National GreenSmart recognition tells you an independent panel has verified that this builder’s homes perform — measured, not marketed.
