Bellerive sits on the eastern shore of the Derwent, looking back across the water to the city and kunanyi. It is an established village with a long history, a good deal of period housing stock, and the best sunshine hours in greater Hobart.

The Curve, designed with Preston Lane Architects, won HIA Tasmania’s Bathroom of the Year and Bathroom of the Year over $50,000 in 2025 — stone, joinery and lighting resolved to competition standard. Waverley, designed with Darkitecture, is bold stone and joinery delivered with meticulous site work in an occupied home.

That is the eastern shore work we are proudest of: not the biggest projects on our books, but the ones where every junction is within arm’s reach and there is nowhere to hide.

What building on the eastern shore involves

More sun than the western shore, and it cuts both ways. Bellerive’s aspect is genuinely an asset — north light is free winter warmth. Untreated, the same glazing overheats the house in February and loses that warmth overnight in July. Getting it right is a design decision about glazing specification, orientation and shading, made before construction.

Wind off the Derwent is constant. Exposure across the water drives wind classification, which in turn drives structure, roof detailing and glazing. It is also why airtightness matters here: a leaky house on an exposed site is not just draughty, it is expensive to keep warm.

Established stock means renovation, not just new build. Much of Bellerive was built long before insulation was required. That housing is well located, structurally sound and cold — which makes it excellent candidate stock for a performance renovation that keeps the character and fixes the comfort.

Both our Bellerive projects were done in homes people were living in. That is a specific skill: dust control, sequencing so a family keeps a functioning bathroom, protecting finished areas, and site tidiness that does not treat someone’s house as a building site after hours.

Why does the eastern shore need a different approach?+

Two reasons. It gets noticeably more sunshine than the western shore, which is an asset if the design uses it and a liability if it does not — north and west glazing needs shading and specification, or the house overheats in summer and loses that heat overnight in winter. And it is more exposed to wind off the Derwent, which drives airtightness, structure and glazing choices.
