Building at Howden

Howden sits on the neck of land between Blackmans Bay and North West Bay, twenty-five minutes south of Hobart. It is steep, wooded, and quiet, with water on two sides — and it is one of the more technically demanding places to build in southern Tasmania.

Bushfire rating comes first

Most blocks through Howden and the surrounding channel country carry a Bushfire Attack Level rating under AS 3959. It is assessed by a qualified practitioner based on the vegetation around the site, the slope beneath it and the separation you can achieve.

That rating is not a formality. It changes cladding, glazing, decking, screening, subfloor construction and door and window hardware, and the cost difference between adjacent levels is substantial. It is the single most important thing to establish about a Howden block before you commit to buying it, let alone designing on it.

Access and services are the other two

Access. Steep driveways and narrow approaches govern what equipment reaches the site and when. Concrete pours, crane lifts and material deliveries all have to be sequenced around it, and that sequencing is a real part of the programme rather than an afterthought.

Services. Power, water and wastewater cannot be assumed on semi-rural blocks here. Tank water and on-site wastewater treatment are common; a long service run is not unusual. These are all knowable in advance, and we establish them during the 48-hour feasibility so the number you get is the number that holds.

Why performance matters more on a block like this

If your power is coming a long way, or partly off your own roof, the amount your house demands stops being an abstraction. A well-sealed, continuously insulated home with heat-recovery ventilation needs a fraction of the heating energy of a conventional build — which on a semi-rural southern block is the difference between a comfortable house and an expensive one.
