Sandy Bay runs from the edge of the city south along the Derwent, rising sharply from the water toward Mount Nelson. It holds some of Hobart’s best-regarded homes and some of its most difficult blocks, and those two facts are related — the outlook that makes a site desirable is usually the same slope that makes it expensive.

The three things that shape a Sandy Bay build
Slope drives everything. Structure, excavation, retaining, drainage and the sequencing of the whole programme follow the fall of the land. On a steep riverside block these are not line items, they are the shape of the project — and they are why a per-square-metre rate quoted before anyone has looked at your site is close to meaningless.
Access constrains the programme. Narrow streets, shared driveways and limited standing room for cranes and trucks change how a build is staged, how materials are delivered, and how long it takes. A builder who has not worked these streets will discover this partway through.
Heritage constrains the outside, not the inside. Much of Sandy Bay and neighbouring Battery Point sits under heritage overlay. That shapes what can change externally — and it is entirely compatible with a house that performs, because insulation, airtightness and ventilation upgrades happen behind the fabric.
Warm heritage homes are achievable
The oldest housing stock in Hobart is concentrated in and around Sandy Bay, and much of it is cold, draughty and prone to condensation. That is not a fixed condition of old houses — it is the absence of an insulation and air-control layer that did not exist when they were built.
A performance renovation fixes the cause: continuous insulation where the structure allows, sealing the leaks, upgrading glazing on the elevations that matter, and adding controlled ventilation so the home breathes without bleeding heat.
