A full renovation of a substantial villa in Launceston — rendered walls, tiled roof and formal gardens on the outside, and very little of the original left untouched within.

The scope

This was not a kitchen and a coat of paint. The work runs from the living wing and kitchen through to an indoor pool under a glazed roof, a wine room, a billiards room, dressing rooms and bathrooms — each finished in a different register, and each meant to feel like it had always been there.

Marble runs through the house as the connecting material: a full-height slab backsplash in the kitchen, waterfall islands, and slab benchtops in the bathrooms. Against it, dark-stained timber, arched openings, and joinery detailed to the millimetre because at this level of finish there is nowhere for a tolerance to hide.

Renovating a house like this

The hard part of a renovation of this size is that you inherit every decision anyone made before you. Levels do not line up, services are where they are, and the structure has to be opened up without the outside of the building giving any sign of it. The finish schedule is unforgiving: stone has to be matched across rooms, arches have to be true, and every junction between old and new has to read as deliberate.

The bathrooms

Two of the bathrooms are documented in full on their own pages: the main bathroom, in oxblood tile with a freestanding stone bath, and the ensuite, in black marble and fluted timber under a lit arch.
